The Internet has been a tremendous tool for people selling all kinds of products. It seems that just about anything can be sold on the Internet, cheaply and easily. So when you want to sell your house, the web is a logical place to turn. But the array of choices can be intimidating. And how do you make your house stand out from the clutter? Here are a few tips that will show you how to sell your house quickly on the web in the shortest possible time for the best possible price.
Sell your house using these Internet tricks.
- Vflyer.com should be the first site that you turn to when you want to sell your house. It allows you to create a free virtual flyer that is easily and automatically distributed to “house for sale” sites all over the web. You can insert a lengthy description, include lots of photos, create a slideshow, and even link to videos (more on that later). You can also print these flyers to stock your flyer box in your yard. BONUS TIP: Postlets.com is similar to Vflyer.com, and may have some features that you prefer.
- Craigslist is a must-have tool to sell your house. It’s the Mac-Daddy of Internet classifieds. It’s free, and it gets tons of traffic. Vflyer.com will give you HTML code that you can paste into Craigslist so that your ad will stand out from the rest…and standing out is what it’s all about when you want to sell your house.
- YouTube. If you want to sell your house quickly, buyers have to see it. And video trumps still pictures every time. Videos give buyers a sense of space and flow. They can tour your house for sale on their computer! Your video doesn’t have to be slick or professional to sell your house. Actually, people will appreciate a laid back, home-movie type feel. When I am filming a house I am selling, I like to start in the street, giving a front view of the house for sale, then walk through the front door just like a buyer would if they were on tour. Take a look at this video for an idea of how to film your house.
- Paid sites. There are lots of “For Sale By Owner” sites out there that promise tons of hits and traffic to sell your house. I advise checking to see which sites are doing well in your area by Googling “house for sale by owner in XXXXXX” where XXXXXX is your city or town. Any paid sites that come up on the first page are worth your consideration. BONUS TIP: if you live in a town near a military base, make sure to check out MilitaryByOwner.com.
Sell your house on the Internet–A special bonus tip.
If you want to sell your house on the Internet, there is one site that is the Goliath in a sea of Davids…The Multiple Listing Service. It is controlled by Realtors and you will have to pay a Realtor to get on it, but it is often worth the money. Heresy, you say? Dig this. I have marketed houses all over the Internet and gotten nothing, then listed with a Realtor at a higher price to cover their costs, and sold my house. That’s right, netted the same money, or more. The fact is, a lot of buyers never look on the Internet, never drive around, never look in the newspaper…they just call a Realtor. The MLS is a great tool to sell your house.
If you want to sell your house, but you don’t want to go through the hassle of marketing on the Internet or listing with a Realtor, call me! I buy houses in Panama City and Panama City Beach, and have been doing so since 1989. I can give you a fast closing and take the house in “As-Is” condition.
