A lot of my transactions are “Cash for my house”. There is no bank involved. I don’t have to ask a lenders permission to buy your house. And it’s the lenders that create so many delays in the selling your house! A lender wants a survey, and an appraisal, and a home inspection, and a flood certification, and on and on. Then they want another mountain of bank statements, tax returns, and other financial records from the poor buyer. All of this eats up valuable time. It’s not unusual for a “retail” buyer to need 45 days or more to buy your house…and often, those contracts have to be extended another couple of weeks because the lender STILL isn’t ready!
A retail home buyer has problems. They have to ask a lenders permission to buy. They often have to sell another house before they can buy your house. They often don’t have the time, money, or ability to buy an ugly house that needs some work. And a buyer who is looking for a “nest” can be downright picky! They don’t like the direction the house faces. The don’t like the color. The don’t like this or that or the other minor thing, and with the huge inventory of houses available today, they can just move on to another one. Long gone are the days when a buyer looked at three houses and picked one. I talked to a Realtor recently that had shown one buyer over 50 houses! That means 50 sellers had to straighten up the house, keep an appointment, and have a stranger walk through their home…with no offer.
