We buy houses in Panama City — Well, 2011 has come to a close, and it is time to wrap the year up. As happened last year, December saw an uptick in sales volume, with 112 single family houses selling, up from 85 in November. Median sales price was down just a little to $141.450, but the average “dollars per square foot” number was up 5 to 95. Inventory moved down just a smidge to 1226, meaning that there was almost 11 months worth of inventory on the market. Six months of inventory is considered “normal”, so this number is still high, even though it moved down all year long.
150 new listings came on the market in December, 116 houses went under contract, 102 homes that were under contract came back on the market, 155 listings expired without selling, and 52 listings were withdrawn.
Of the houses that sold in December, they were on the market for an average of 110 days, and the average house sold for 90% of its listed price.
